Concrete Coatings with a Rural Valley Fit
Epoxy flooring in Vado fits a community that the census counts as fully rural. Vado sits in the Mesilla Valley on the east side of the Rio Grande, with I-10 forming its eastern edge at Exit 155, about 17 miles south of Las Cruces. The 2020 census found 2,930 residents and 935 housing units on just under 3 square miles, and classified 100% of residents as rural. Properties here tend to mix homes with workshops, sheds and equipment space, and each of those slabs has a job to do.
A community built on persistence
Vado has an unusual founding story. Frank and Ella Boyer first founded Blackdom, a freedom colony in Chaves County settled by African-American homesteaders in 1901. A drought starting in 1916, alkali in the soil and failing wells drove settlers away. In 1921 the Boyers' house was foreclosed on and the family moved to Vado, which Wikipedia credits them with founding. That history of building something lasting from hard ground fits the way we approach a floor: prep it right and it holds up.
Floors that work as hard as you do
Rural properties put concrete through more than a city garage does. Common Vado jobs include:
- Workshop floors: a thick 100% solids epoxy that resists oil, fuel, hydraulic fluid and dropped parts
- Equipment and vehicle bays: extra-thick coats at the wheel paths, where weight and turning tires do the most damage
- Garage floors: a flake system that hides the dust that comes with dirt roads and open fields
- Concrete repair: cracks, spalls and broken edges rebuilt before any coating goes on
Notes for landlords
The 2020 census showed a rental vacancy rate of 11.8% in Vado, compared with 0.3% for owner-occupied homes. For landlords, a garage or utility room floor that wipes clean makes turnover faster. A coated slab hides wear better, does not hold onto oil stains from the last tenant and looks good in listing photos. We can schedule work between leases and give you written cure times so you know when the unit is ready to show.
What we check on a rural slab
Older or owner-poured slabs vary a lot. Before quoting, we look for:
- Thin spots or slabs poured without a vapor barrier
- Moisture coming up from below, which can push a coating off
- Old oil soaked deep into the concrete
- Cracks that are still moving
If we find one of these, we explain the fix in plain terms and price it separately so you can decide.
Getting the most from one visit
Many Vado properties have more than one slab worth coating. We can measure the house garage, the shop and a back patio on the same visit and give you one written quote with each area priced separately. That way you can do everything at once or spread the work out over a few months, and you always know what each piece costs before you decide.

Vado Questions
Can you coat a shop floor that has years of oil in it?
Usually. We grind off the top layer, degrease and treat the stained areas before coating. Very deep oil can still affect bonding in spots, and we will tell you where we see that risk.
Do you coat floors in rental properties in Vado?
Yes. Many landlords coat garages and utility rooms between tenants. We give you written timing so you can plan showings and move-ins around the cure.
What if my slab has no vapor barrier?
We test for moisture first. If readings are high, we can use a moisture-tolerant primer, or we will tell you plainly that a coating is not a good idea on that slab.
