A Coating Made for Heat and Sun
Polyaspartic floor coating is a type of polyurea that cures quickly and holds up well in sunlight. In Las Cruces, where Wikipedia lists average June highs near 96°F and a record of 110°F, those two traits matter. HomeGuide rates polyaspartic as excellent for UV resistance, compared with poor to fair for standard epoxy, and lists an application range of -30°F to 140°F. That gives us more room to work on warm days and gives you a floor that does not yellow where the sun hits it.
Polyaspartic compared with epoxy
- UV resistance: excellent for polyaspartic, poor to fair for epoxy (HomeGuide).
- Full cure: 1 to 2 days for polyaspartic, up to a week for epoxy.
- Application temperature: wide for polyaspartic; HomeGuide's epoxy guide recommends 60°F to 85°F.
- Cost: $5 to $12 per square foot installed for polyaspartic, $4 to $10 for epoxy.
- Lifespan: HomeGuide gives 10 to 20+ years for residential polyaspartic.
Where we use it
Most of our polyaspartic work is as a topcoat over an epoxy or flake base, which pairs epoxy's thick, bonded build with polyaspartic's sun resistance. We also install full polyaspartic systems when a homeowner needs the garage back quickly, or on covered patios, breezeways and garage aprons that see direct sun. HomeGuide says a polyaspartic floor is dry to the touch within a few hours and ready for heavy vehicle traffic in 24 to 48 hours.
Fast curing has a catch
Polyaspartic sets quickly, so it has to be mixed and spread in small batches by a crew that keeps a steady pace. On a hot slab it sets even faster, which is why we still schedule summer installs early in the day. Prep is the same as for any coating: the floor is diamond ground, cracks are filled and dust is vacuumed off. A fast coating over a poorly prepared slab will fail just as fast.
Moisture and testing
Las Cruces is dry most of the year, but slabs can still hold moisture, especially after monsoon storms or near irrigated yards. HomeGuide lists moisture and hardness testing at about $50 to $300 when it is done as a separate service. We check moisture during the estimate so the system we quote fits the slab.
Who it suits
Polyaspartic is a good match if your garage door faces west or south, if you want to park on the floor within a day or two, or if a past epoxy floor yellowed or chalked near the door. If budget is the main concern and the floor is fully shaded, an epoxy system with a polyaspartic topcoat is a common middle ground.
What This Covers
A polyaspartic job includes full prep and either a complete system or a topcoat over epoxy.
Full polyaspartic system
Base, color or flake and clear coats all in polyaspartic for the fastest return to use.
Polyaspartic topcoat
A UV-stable clear coat over an epoxy base, for sun resistance at a lower cost.
Moisture check
The slab is checked during the estimate so the system matches its condition.
Anti-slip finish
Fine aggregate mixed into the final coat for grip on smooth or solid-color floors.

How It Works
1. Check the slab
We measure, check moisture and note cracks and old coatings.
2. Grind and fill
Diamond grinding, crack filling and a thorough vacuum.
3. Apply in batches
Small, fast batches applied in the cooler hours, layer by layer.
4. Back in use
Walk on it the same day; vehicles usually in 24 to 48 hours.

Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy for a sunny garage?
For UV exposure, yes. HomeGuide rates polyaspartic excellent for UV resistance and epoxy poor to fair, so a polyaspartic topcoat is less likely to yellow near an open door. Epoxy still works well as a base coat underneath.
How fast can I use a polyaspartic floor?
HomeGuide says it is dry to the touch within a few hours and ready for heavy vehicle traffic in 24 to 48 hours. We confirm timing for your floor based on the temperature that day.
Why does polyaspartic cost more?
The material costs more and the fast set takes a skilled crew working in small batches. HomeGuide puts it at $5 to $12 per square foot installed, compared with $4 to $10 for epoxy.
Can polyaspartic go down in summer?
Yes. HomeGuide lists an application range up to 140°F. Heat makes it set faster, though, so we still start early to give the crew time to spread it evenly.
